The plot with the land registry number 017/1 in the Pallag district is unencumbered property of the Municipality. Based on national and local construction regulations applicable to the area, both the VeloPark and eventually the Velodrome can be built on this site. The necessary utilities for operation can be provided, and the overall environmental impact of the construction and operation is positive. The main reason for this is that the facility is expected to eliminate the environmental damage caused by cyclists in the Nagyerdő nature reserve.


Debrecen is Hungary’s second-largest city and the seat of Hajdú-Bihar county. The city is located on the Great Plain, 30 km from the Romanian border. It is 225 km from Budapest by road and 221 km by rail. Debrecen is connected to Budapest, Romania, and, in the near future, Slovakia by a motorway. The area has no significant elevation differences.



Pallag District:

The Pallag district, which has developed as a part of Debrecen, was chosen as the location for the facility. It serves as the northern gateway to the city. Pallag is situated in a green zone somewhat apart from Debrecen, connected to the city by the Debrecen Nagyerdő Nature Reserve.


The Nagyerdő area of the city hosts several sports and recreational facilities, as well as the University, which plans to expand along the Pallag axis. Currently, Pallag functions as a suburban area of Debrecen, featuring mostly residential, agricultural, and equestrian-related buildings.


Due to its favorable location, the area has seen significant development in recent years, evolving into one of the city’s elite districts. Residential parks and educational and sports facility developments are already underway.


The Debrecen Football Academy’s center has been completed, and the international school has also opened its doors. The strong development of the area is unquestionable. Near the residential area, only a future training circuit and mountain bike track will be established, which, with proper design, will not encroach upon but rather separate the residential area from the noise of Highway 4.

Transportation:

The Pallag district is distinct from Debrecen in terms of transportation. The district is located near Highway 4 and the 354 bypass, providing direct access to the Debrecen bypass, ensuring connections to all districts of the city and to Debrecen International Airport. A bicycle path is currently under development for the district, which could become a popular route for both residents and cyclists.
